Most students begin searching for USC off-campus housing in October for the following fall semester. Because popular homes — especially larger group houses and properties closest to campus — fill quickly, starting early gives you the best chance of securing your first choice. If you're planning for Fall 2026–2027, the time to start is now.

Do Mosaic Student Communities properties have parking?

Yes, parking is available at most Mosaic properties across all three campus zones — North, West, and Upper Westside. Availability and pricing vary by property. When you inquire about a specific home or apartment, ask our team about parking options. In a city like LA, having parking included in your housing is a significant advantage.

Are Mosaic apartments and homes furnished?

Furnishing options vary by property. Some Mosaic homes come fully or partially furnished, while others are unfurnished. Check the individual property listing on our vacancies page for details, or contact our leasing team at leasing@livewithmosaic.com and we’ll find you the right fit.

How close are Mosaic properties to USC?

All Mosaic properties are located in the neighborhoods immediately surrounding the University of Southern California — including University Park, North Campus near The Row, and the Upper Westside. Depending on the property, you're looking at 5 to 20 minutes on foot to most USC buildings. Many properties are also located within the USC DPS patrol zone for added safety and access to campus security services.

What is the Mosaic Scholarship?

The Mosaic Scholarship is a $2,000 award offered twice a year to USC students living in or applying to live in a Mosaic property. It's our way of giving back to the Trojan community and supporting students who are working hard to make the most of their USC experience.
